Tariffs 

a two night minimum stay is required on weekends
 a three night minimum stay is required on long weekends

Guest information and obligations

It is a condition of your stay that you adhere to our terms and conditions
Keys – found in the key box on arrival. Return keys to keybox when exiting property at the end of your stay.
Cleaning – property is professionally cleaned after guests depart and the cost of this is included in the full tariff however we do ask that guests leave the premises in a clean, tidy condition as close as possible to how they found it. Dishes should be washed and put away. If excessive cleaning is required over and above what is considered to be a standard clean, the guests will be charged at cost.
BBQ – please clean after use
Rubbish – there is a large garbage bin inside. Please place your rubbish in the bin outside the back door before you vacate the cottage. There is also a recycling bin outside.
Loss and damage – all damages, breakages or losses to the property, furniture and furnishings are to be reported to the owner immediately. Should you discover a fault or breakage when you arrive please advise us directly to avoid being charged for this damage.
Children – no responsibility will be taken for children staying or visiting the property. Please supervise carefully always, taking into consideration steep slopes, unfenced dam and creek. 
Smoking – smoking is not permitted anywhere on this property
Number of guests – the property is equipped for 4 guests. No additional guests are allowed by using additional mattresses, tents, or caravans unless discussed with the owners first and permission granted. Numbers in excess of the agreed guests will be charged for.
The good neighbour policy – the property is a privately owned home and we enforce a good neighbour policy. Please treat the property with the same care you would use with your own residence and leave it in the same condition it was when you arrived. We have a strict no party policy.
Security – to prevent theft of or damage to furnishings or your personal property, you agree to close and lock the doors and windows when you are not present at the property and at check out.
Dogs – No Pets allowed 
 

Liability

The owner does not accept any liability for any personal loss, or injury to the guest/s during the rental period including that caused by events beyond our control. Events may include but are not limited to adverse weather, fire, flood, traffic or flight delays and no refund or credit will be offered under these circumstances.
Wildlife – our property is maintained and cleaned regularly however wildlife is common in country areas. The owner does not accept liability for the unfortunate or seasonal visits of any wildlife but not limited to rodents, insects, cockroaches, kangaroos, wombats, snakes, and spiders.
