It is sensible to wear shoes with socks that cover the ankles and long trousers when walking around the property. Trails have been mowed to help make access easier but weeds have a habit of growing quickly and so beware of potentially sharp vegetation. Please stay within the property’s boundaries and therefore look at the map supplied before you start out.
The weather at Meadow Flat can get very cold. Mornings in winter are close to zero degrees and the days may be lucky to reach ten degrees so always bring warm clothes. The mornings and evenings are usually cool even in the warmer months.
At the cottage
Water – The large water tank collects rain water for the cottage. Water is precious in the country and so use it sparingly and do not leave taps running unattended.
The taps in the house are supplied by the rain water tanks. This water is safe to drink but if you would prefer it to be purified then use the water filter jug supplied.
Outdoor taps and hoses – these come from the rain water tank also so use sparingly.
Septic tank – it would be appreciated if the guests used the hand soap, body wash, shampoo and cleaners provided at the cottage. These are suitable for the septic tank. Any products containing anti-bacterial ingredients can be harmful to the septic tank.
Fridge– the fridge in the kitchen is a medium size with a freezer. This can be left on when you leave.
Kitchen– the kitchen is well equipped. It has cutlery and crockery for 6, serving dishes and bowls, chopping boards, saucepans and stir fry pan. There is a toaster and a microwave and a nespresso pod machine.
The oven and stove top are electric.
If you do not bring your groceries with you there is a Foodworks in Portland (18mins) or a Woolworths in Lithgow (25mins) or a Woolworths and Coles in Bathurst (25mins). There is also a service station where Eusdale Rd meets the highway. It sells milk, bread, confectionary, hot takeaway food and coffee.
BBQ – the BBQ is located on the front verandah. BBQ tools are located under the kitchen sink. Please only use the BBQ utensils on the BBQ. When finished with the BBQ please clean it.
Bathroom– The main bathroom has a toilet, a shower and a hand basin. New towels will not be supplied throughout your stay. There is also another sink and mirror in the laundry area.
Heating/Cooling – there is an air conditioner situated in the living area. The controls are on the wall. It can be set for heating or cooling. Please turn this unit off every time you leave the premises so as to not waste the electricity thank you. When first turned on it may take a few minutes to get started as it is monitoring the air temperature. It only needs to be set to 24 degrees in summer and winter.
The cottage has a combustion fireplace. Firelighters are supplied and kindling and logs can be found in a basket on the verandah. If the ashes from the fireplace need to be emptied then please put them in the bin outside that is marked ashes. Do not put hot ashes around trees as they may reignite and start a fire. There is also a fire extinguisher for any emergencies.
TV – there is no TV reception at this cottage but there is a smart TV is on the wall in the King bedroom. You can use your device as a hotspot and stream movies from your streaming services.
Pets – no pets allowed
Laundry Facilities – There is no washing machine but there is a laundry tub suitable for hand washing. Detergent is supplied. There is also a clothes line and a clothes dryer.
Safety– Please be aware of the dangers that exist in the country and at this property. The property is not suitably fenced for young children or the elderly. There are many trip hazards in the house yard and the paddocks. Children will need to be supervised near the open dam and the creek. Spiders, bugs and wildlife are also part of the country experience and although the property is cleaned regularly, there still may be some visits.
Wi-fi -there is no wi-fi supplied at the property. There is 4G coverage at the cottage.
